Acra Lending is the trade name of Citadel Servicing Corporation, an Irvine, California non-QM mortgage lender (NMLS 144549). Its rental loan for investors is called Investor Cash Flow / DSCR. It sits in a menu of more than a dozen programs that also covers bank-statement, 1099, ITIN, foreign national and jumbo non-QM loans. Most of Acra's loans come to it through mortgage brokers. This review covers Acra's DSCR terms, how you reach it with or without a broker, and what public reviews and complaint records say about Acra Lending.

Acra Lending and Citadel Servicing are the same company

Citadel Servicing Corporation started operating as Acra Lending on January 4, 2021, HousingWire reported that day. Funds managed by HPS Investment Partners had bought the company in February 2020. Keith Lind, then executive chairman and president, said the new name reflected the time and resources the company had put into "internalizing customer feedback."

The Citadel name never went away. Acra's rate sheets read "Acra Lending is a DBA of Citadel Servicing Corporation," and its company page lists the Hawaii license under "Citadel Servicing Corporation dba Acra Lending." Citadel Servicing now runs the loan servicing side. If your loan came from Acra, citadelservicing.com is where you pay, request a payoff and download documents. The foreclosure FAQ on Acra's home loans page says Citadel Servicing "does not offer loan modifications or forbearances."

Ownership has moved up the chain since the rebrand. BlackRock agreed to buy HPS on December 3, 2024 and closed the deal on July 1, 2025, Morningstar DBRS reported. Shawn Stone, formerly CEO of LendingPoint and an executive at Mr. Cooper for about 20 years, became Acra's CEO in August 2025. Lind moved to chairman of the board.

Other businesses use the Citadel name, among them the Citadel investment firm and Citadel Federal Credit Union in Pennsylvania. This lender's owner is HPS, now part of BlackRock. A review or complaint that mentions Irvine, 3 Ada Parkway or NMLS 144549 is about Acra.

Getting an Acra DSCR loan through a broker or direct

Morningstar DBRS reported in July 2025 that about 83% of Acra's originations came through wholesale (brokers), about 14% through correspondent lenders and about 3% through its own retail desk. Acra originated or acquired more than 7,000 loans in 2024 with an unpaid balance above $3.5 billion, the same report says.

The DSCR program page is written for brokers. It offers a broker approval package and asks for an individual and company NMLS number. It says brokers can be paid by the lender, by the borrower, "or a combination of the two up to 4 points." If a broker brings you an Acra loan, ask where that compensation shows up in your closing costs.

You can also contact Acra yourself. Its home loans page lists Investor Cash Flow / DSCR among its programs and says you can speak with one of its licensed loan officers at (888) 800-7661. That page publishes no DSCR terms. Ask the loan officer whether the direct channel prices DSCR loans off the same program summary brokers use.

Acra Lending's Investor Cash Flow / DSCR terms

Acra qualifies the loan on the subject property's DSCR, with "no income or job verification," and the loan must be for a non-owner-occupied property. The table comes from Acra's wholesale DSCR program summary, effective October 23, 2026.

Ineligible state

South Dakota

The eligible list leaves out 5+ unit buildings and mixed-use property. Acra's company page says it lends to investors in every state and DC except South Dakota.

DSCR below 1.0 and no-ratio loans

Acra will lend when the rent doesn't cover the payment, or without calculating a ratio at all. Those loans need a 640 credit score and top out at 75% LTV on a purchase, 70% on a rate-and-term refinance and 65% on a cash-out.

Foreign nationals, ITIN borrowers and first-time buyers

The program takes U.S. citizens, permanent residents, non-permanent residents, foreign nationals and ITIN borrowers. Foreign nationals can borrow up to 70% LTV on a purchase and 65% on a refinance. ITIN loans max out at $1 million with a 640 minimum score. Non-permanent residents can borrow up to $1.5 million at 80%.

A first-time homebuyer can use the program with a 700 score, a DSCR of 1.15 or higher, 70% max CLTV, a loan of $1 million or less, escrowed taxes and insurance, and 6 months of reserves. That borrower can't take interest-only.

Prepayment penalties

The summary lists prepay terms from one to five years. A five-year term can be 5% flat each year or a 5-4-3-2-1 step-down. Three- and four-year terms run at 5% or 3% flat, and one- and two-year terms at 3%. The DSCR product page also lists "No Prepay Options available." Ask whether a loan with no prepay changes your rate or the broker's fee.

Some states force a buy-out of the prepay. The summary lists all residential 1-4 unit loans in Alaska, Michigan, New Mexico and Ohio, all loans in Maryland, and narrower cases in Illinois, Mississippi, New Jersey, Pennsylvania, Rhode Island, Virginia and Vermont. Ask your broker how a buy-out changes your quote.

Acra Lending rates and fees

Acra publishes no DSCR rates or closing costs for borrowers. Its rate sheets page posts wholesale DSCR pricing marked "for mortgage professionals only," so we don't reproduce those numbers. Acra also runs a Platinum pricing tier that covers DSCR loans, which its site pitches to brokers for borrowers with 700+ credit scores. Your quote comes from a broker or an Acra loan officer.

Where our review info comes from

  • We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
  • Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
  • We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
  • Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
  • How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
  • How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.

If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
