Can you borrow from Angel Oak directly?
Angel Oak Mortgage Solutions is an Atlanta non-QM lender. Non-QM loans are mortgages for borrowers who don't fit standard income paperwork, such as self-employed people and rental investors. Its January 2026 press release describes it as a "nonbank wholesale and correspondent" lender. That means mortgage brokers bring it borrowers and approved lenders sell it loans they close. Its main site, angeloakms.com, is written for brokers.
Angel Oak also runs a consumer site at my.angeloakms.com with a "Contact a Loan Officer" form, a phone line, and a directory of mortgage advisors. The advisor pages we read list Angel Oak Mortgage Solutions as the company, with the advisor's own NMLS number and no outside brokerage named. Angel Oak calls this its "consumer direct platform."
You have two ways in.
- A mortgage broker. The broker shops your file to Angel Oak and other lenders. The broker quotes you the price, and their compensation is part of your cost.
- Angel Oak's consumer site. You talk to an Angel Oak loan officer. Each advisor page has an online application link and lists the states that advisor is licensed in. The site says it can't take applications for New York properties.
If a search lands you on the broker site, its "Borrower Access" link goes to the consumer site.
Angel Oak Home Loans is a different, older story
Angel Oak Home Loans was a separate retail lender in the same group. Angel Oak Home Loans ran retail branch offices until November 2022, when it sold them and exited the retail channel. Angel Oak said at the time that the sale had "zero impact" on Angel Oak Mortgage Solutions and that the company would focus on non-QM loans through wholesale and correspondent lending. National Mortgage News reported that Angel Oak did not name the buyer.
The Angel Oak DSCR loan (Investor Cash Flow)
Angel Oak's rental loan qualifies you on the property's rent instead of your income. Angel Oak's pages now title it "DSCR Loan." The page addresses still use the older name, Investor Cash Flow. Both the broker page and the consumer page say you don't need to show personal income or employment.
Here is what Angel Oak publishes, read Oct. 8, 2026:
Item | Angel Oak's published term |
|---|---|
DSCR | "DSCR < 1.0 and No DSCR options available." No numeric floor published. |
Loan purpose | Purchase, cash-out refinance, rate-and-term refinance, delayed financing |
Rentals | Long-term and short-term; AirDNA short-term rental report |
Vesting | LLC, S corp, C corp, or revocable trust |
Borrowers | Permanent and non-permanent residents allowed |
Limits | No first-time homebuyers. You must own your primary residence. Max five loans with Angel Oak; exceptions considered above five. No cap on total properties you own. |
Seller concessions | Up to 6% |
Appraisal | 1007 waiver with automated rental AVM report (75% max LTV, 1 unit only) |
Angel Oak also lists an "Instant Rental Income Automated Valuation Model" at the prequalification stage. That tool estimates a property's rent before an appraisal. Angel Oak's DSCR page calls it "Industry First."
What Angel Oak doesn't publish
Angel Oak's program pages don't state a minimum DSCR number, prepayment penalty terms, reserve requirements, or LTV limits for cash-out refinances or for loans below 1.0 DSCR. They don't mention 5+ unit buildings. Ask your loan officer or broker for each of these in writing before you lock.
The broker page includes a list headed "Unlicensed states," covering 23 states such as Florida, Georgia and Texas. That list names states where Angel Oak accepts business-purpose loans from brokers who lack a license there. Angel Oak still lends in those states.
Does Angel Oak publish DSCR rates?
Angel Oak posts no rates, fees or rate sheet for borrowers. Its broker site has a "Non-QM QuickQuote" tool that shows pricing scenarios to brokers and loan officers without a login. As a borrower, you get a rate from an Angel Oak loan officer or from your broker. If you go through a broker, your total cost includes the broker's compensation, so ask the broker to put their fee in writing on your quote.
Who owns Angel Oak Mortgage Solutions
Angel Oak Mortgage Solutions belongs to Angel Oak Companies, which also owns the asset manager Angel Oak Capital Advisors. In October 2025, Brookfield Asset Management closed a deal for a majority stake in Angel Oak Companies. Angel Oak Mortgage REIT's annual report puts the stake at about 51%. The closing announcement says Angel Oak keeps operating independently under co-CEOs Sreeni Prabhu and Mike Fierman.
Angel Oak Mortgage REIT trades on the NYSE as AOMR. It is a separate public company that buys non-QM loans. An Angel Oak Capital affiliate manages it, and its annual report says it sources loans from the Angel Oak lending platform "and other originators." That explains where some Angel Oak loans go after closing. You still deal with Angel Oak Mortgage Solutions or your broker on your loan.
On size, Angel Oak's homepage lists 10+ years in non-QM, $23 billion+ in originations and 56,000+ loans. The October 2025 Brookfield closing release states that Angel Oak as a group has originated more than $32 billion in residential mortgages over the past decade, a figure that covers more than this lending unit. Angel Oak's January 2026 release reports that its 2025 origination volume grew 33% over 2024.

Angel Oak complaints and regulatory record
In 2022, Angel Oak Capital Advisors, the group's asset-management affiliate, paid a $1.75 million SEC penalty over how it reported delinquencies on a fix-and-flip loan securitization. It neither admitted nor denied the findings. The order did not name Angel Oak Mortgage Solutions.
We show no CFPB complaint count here. The bureau's complaint search didn't respond to us on Oct. 8, 2026.
Angel Oak DSCR requirements in practice
Angel Oak's DSCR terms are written for:
- Investors who already own a home and want to add rentals without showing income.
- Buyers of condotels or non-warrantable condos, which the program page lists as allowed.
- Properties that rent for less than the payment, using the below-1.0 or no-ratio options.
- Borrowers with a 720+ score who want up to 85% LTV on a rental.
Angel Oak's DSCR loan won't work if you are buying your first home, if you rent where you live, if the property is in New York and you want to apply direct, if you need more than five loans with one lender, or if you want published rates before you talk to anyone.

Where our review info comes from
- We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
- Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
- We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
- Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
- How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
- How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.
If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
ConsumerAdviser is compensated by some of the companies that appear on this site. If you apply, sign up, or purchase through links on this page, we may earn a commission at no additional cost to you. The appearance and order of companies on this site may be based on a combination of factors, including compensation and user conversion rates, except where prohibited by law. We do not publish scores or ratings of our own; any rating shown is a company's public rating on a named third-party site, with its date. This site does not include every company, product, or offer available in a category. Information is believed to be accurate as of each page's last-updated date and is subject to change.
The information on this page is for general informational purposes only and is not financial, legal, or investment advice, nor an endorsement or recommendation of any company, product, or service.
