Carrington Mortgage Services, LLC (NMLS 2600) is a mortgage lender and servicer based in Orange, California. It services close to 2 million home loans. Most Carrington Mortgage reviews come from homeowners whose payments it collects. If that's you, jump to the servicing section near the bottom. If you invest in rentals, this page covers Carrington's DSCR loan, called Investor Advantage, and how you get one. The Carrington behind carringtonuk.com is a separate U.K. business.
Who owns Carrington Mortgage Services
Carrington Mortgage Services belongs to The Carrington Companies, which Bruce Rose founded. Andrew Taffet, its former chief investment officer, became CEO in March 2024.
Servicing makes up most of the business. Carrington had about 998,000 loans on its books when it agreed in May 2026 to buy Valon Mortgage, HousingWire reported. The deal closed in early August 2026 and added about 810,000 loans. National Mortgage Professional reported the combined portfolio will approach 2 million.
Carrington also originates loans through wholesale (brokers), correspondent and consumer-direct channels. On May 1, 2026, it closed its purchase of Reliance First Capital, a consumer-direct lender with more than 150 loan officers, according to a Tiptree SEC filing and the October 2025 deal announcement.
How to get a Carrington DSCR loan
Carrington posts its Investor Advantage terms on two sites: carringtonwholesale.com, for mortgage brokers, and carringtoncorrespondent.com, for lenders that sell loans to Carrington. We found no consumer page where an investor can apply for Investor Advantage directly. You reach this loan through a mortgage broker approved with Carrington Wholesale.
Carrington widened that broker pool in July 2025. National Mortgage Professional reported that Carrington now takes DSCR loans in more than 35 states that don't require a license for business-purpose lending, so small-balance commercial brokers without an NMLS license can submit files. The same update accepted DSCR loans in Massachusetts for the first time.
Already have a broker? Ask whether they're approved with Carrington Wholesale and what they earn on the loan. If you'd rather talk to Carrington's own staff, ask its retail team whether they write Investor Advantage. Carrington doesn't publish an answer.
Carrington Investor Advantage loan requirements
Carrington's 2021 program announcement says Investor Advantage has no personal income requirement and qualifies you on the property's cash flow. We read the figures below from Carrington's correspondent and wholesale pages in search results on Nov. 3, 2026, because both sites blocked our direct requests. Your broker can confirm them against the current matrix.
Term | What Carrington publishes |
|---|---|
Minimum credit score | 620 |
DSCR options | 1.0 and up, 0.75 and up, or no DSCR |
Max loan amount | $3,000,000 |
Max cash-out | $1,000,000 |
Max LTV | 85% on purchases and rate-term refis; 75% on cash-out |
2–4 unit max LTV | 80% |
Reserves | 3 months minimum |
Loan structures | Fixed, ARM, interest-only; 40-year fixed added June 2023 |
Prepayment | 4- and 5-year options; prepay matrix updated Sept. 11, 2026 |
Interest-only | Not allowed in West Virginia |
The 85% figure sits in one corner of the matrix. A March 2022 Carrington announcement raised the cap to 85% for scores of 700 and up on loans of $1 million or less, with a DSCR of 1.0 or higher. Lower scores, bigger loans and lower ratios all carry lower LTVs. A separate April 2022 bulletin capped first-time investors at 75% LTV with a 680 score and a 1.00 DSCR, and at 65% below either mark. Carrington hasn't posted whether that rule still applies.
Carrington doesn't publish a state list for Investor Advantage, rules for buildings with five or more units, or cash-out seasoning.
How Carrington calculates your DSCR
Carrington divides gross monthly rent by the monthly principal, interest, taxes, insurance and association dues (PITIA). On interest-only loans it uses the interest-only payment (ITIA). A March 2, 2026 bulletin moved all Investor Advantage loans, fixed, ARM and interest-only, to qualifying at the note rate, the rate you actually get.
Short-term rentals got stricter in August 2026. For files submitted on or after Aug. 6, Carrington takes the lowest of three rent figures (the appraiser's estimate, an AirDNA projection, or documented property-manager rents) and counts 80% of it. If the lowest figure for your Airbnb is $5,000 a month, Carrington counts $4,000. The same bulletin caps short-term rental LTV at 70% on purchases and rate-term refis and 65% on cash-out, or 75% with 12 months of rent history from a property manager. A property that clears 1.0 on full income can fall under it after the cut, so run the reduced number before you pick a DSCR tier.
Rates and costs
Carrington publishes no Investor Advantage rates, points or fees. Your broker quotes them. In July 2025 Carrington announced price improvements across its non-QM programs, effective June 25, 2025, without publishing numbers. Ask your broker for the full fee sheet and the prepayment penalty terms in writing. Carrington's matrix says penalties apply only where state law allows them.

Carrington's CFPB consent order
On Nov. 17, 2022, the Consumer Financial Protection Bureau issued a consent order against Carrington over how it handled COVID-19 forbearance. The CFPB said Carrington charged improper late fees to borrowers seeking CARES Act forbearance, gave misleading information about repayment options, and reported forbearance status to credit bureaus inaccurately. Carrington paid a $5.25 million civil penalty, agreed to refund improper fees, and neither admitted nor denied the findings. The CFPB terminated the order on July 21, 2025.
If Carrington services your mortgage
This page doesn't cover payments, escrow or loan modifications. Contact Carrington's servicing department for those. If Valon Mortgage serviced your loan, Carrington now owns Valon Mortgage under the August 2026 deal.
Who Investor Advantage fits
The published terms match these borrowers:
- An investor with a 620 or higher credit score buying or refinancing a rental up to $3 million.
- A borrower whose property cash flow lands between 0.75 and 1.0, or who wants a no-DSCR option.
- An investor who wants interest-only payments or a 40-year fixed term.
- Someone who already works with a mortgage broker.
You may want a different lender if you want to apply direct without a broker, need published rates before you start, or own a short-term rental that only clears 1.0 on full income.

Where our review info comes from
- We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
- Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
- We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
- Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
- How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
- How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.
If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
