HomeXpress Mortgage Corp is a non-QM mortgage lender in Santa Ana, California, at 1936 E. Deere Avenue (NMLS ID 1446044). Its main site, homexmortgage.com, is built for mortgage brokers, so searches for "HomeX mortgage" lead to the same company. Its borrower-facing site, HomeXpress Direct, lives at homexpressdirect.com and lists the same NMLS number and address. A Trustpilot profile for "Homex Group" at homexuk.co.uk belongs to a UK property company with no tie to this lender.

DSCR lending is one product line among several. HomeXpress also makes bank statement, foreign national, FHA, VA, agency and jumbo loans. Its rental loan program for investors is called InvestorX.

How you get a HomeXpress DSCR loan

You have two routes.

Through a mortgage broker. The homexmortgage.com site is built for approved brokers, with a broker approval process, a broker portal called X-Connect and a "Find an Account Executive" page. Its FAQ names "your mortgage broker and/or processor" as the borrower's point of contact. Brokers can price HomeXpress loans in ARIVE, Lender Price, LoanSifter, LoanNEX, Optimal Blue and Polly, per that FAQ.

Through HomeXpress Direct. The direct site has its own DSCR page and a free-quote form. Submitting the form sends your request to a HomeXpress Mortgage loan officer, who contacts you. The site says the quote request is not a loan application. Its footer shows 877.224.3177, while the phone link on the page dials 714-844-8868, so use the quote form or confirm the number before you call.

HomeXpress's About page lists "Consumer Direct" next to its wholesale products. A June 2025 HousingWire report described its channels as wholesale and correspondent.

HomeXpress InvestorX DSCR terms, as published

HomeXpress publishes DSCR terms in two places, and the two pages don't match on every point. We read both on Nov. 3, 2026.

The direct page's "Download Program PDF" button led nowhere when we checked. Neither page states loan terms (fixed, ARM, interest-only or 40-year), prepayment penalty options, reserve requirements, minimum loan size, rules for first-time investors, or whether you can close in an LLC. Ask for the current InvestorX matrix and confirm which credit floor applies to your file.

The 55% cash-out figure sits on the same page as an 80% LTV cap. The page doesn't explain how the two fit together. If you plan a cash-out refinance, ask HomeXpress or your broker for the cash-out LTV that applies at your credit score.

InvestorX 5-8 for small apartment buildings

HomeXpress runs a separate DSCR program for 5 to 8 unit investment properties. The business-purpose page lists a 700 minimum FICO for it. LTV, loan size and DSCR minimums for the 5-8 program aren't published there.

The same page lists a bank statement program for self-employed borrowers. That program qualifies you on deposits instead of rent.

HomeXpress DSCR rates and fees

HomeXpress doesn't publish current DSCR rates or fees (checked Nov. 3, 2026). The Xpress Quick Pricer page shows no rates and says it is "for use by mortgage professionals." Its disclaimer says illustrations "are non-binding and not qualified as a Loan Estimate under Reg. Z." The HomeXpress Direct FAQ says your rate depends on factors such as credit, down payment and loan term, without figures.

Older InvestorX rate sheets still sit on homexmortgage.com as PDFs. The newest one that turned up in search is dated Sept. 29, 2023, two years before the ownership change. Don't price a deal off it.

HomeXpress's business-purpose page says these loans fall outside TRID, the federal rule behind the Loan Estimate form. If a broker brings you the loan, ask for a written fee sheet that shows the broker's compensation and the lender's fees before you pay for an appraisal.

Who owns HomeXpress Mortgage

Chimera Investment Corporation (NYSE: CIM), a publicly traded REIT, bought HomeXpress on Oct. 1, 2025. The closing release lists Seer Capital Management and members of management as sellers. Chimera paid $119.5 million in estimated book value plus a $120 million cash premium and 2,077,151 Chimera shares. Kyle Walker stayed on as president and CEO.

The June 2025 deal announcement gave HomeXpress about 300 employees, about $2.5 billion in 2024 originations, and more than $10.7 billion in lifetime volume.

Chimera now reports HomeXpress as its Residential Origination segment. Its Aug. 5, 2026 earnings release reported $1.1 billion in funded volume for the quarter ended June 30, 2026. By product, investor loans made up 48% of that quarter's volume, consumer non-QM 47% and QM 5%. The release doesn't break out DSCR loans on their own.

HomeXpress Mortgage reviews

Web searches on Nov. 3, 2026 turned up no HomeXpress Mortgage profile with a rating on Trustpilot, the BBB, Google, Zillow or Yelp.

HomeXpress posts broker and client testimonials on its own site. The company picks which ones appear there, so they don't show the range of experiences a public review site would. Before you sign, ask your broker how many HomeXpress loans they have closed and how long the recent ones took.

Is HomeXpress licensed in your state?

HomeXpress Mortgage Corp holds NMLS ID 1446044. Enter 1446044 at NMLS Consumer Access and you get its license list state by state. The About page says it is licensed in 46 states and Washington, DC. The Where We Lend license table has no entry for New York, South Dakota or Vermont. That page notes that Massachusetts requires no license for business-purpose loans. It doesn't spell out which states accept InvestorX, so confirm your property's state up front.

A web search on Nov. 3, 2026 found no consent order, lawsuit or state enforcement action naming HomeXpress Mortgage. We did not pull CFPB complaint data for HomeXpress, so no complaint count appears here.

Which rental deals HomeXpress's published terms cover

HomeXpress's published terms cover:

  • 1 to 4 unit rentals, condotels and short-term rentals, plus 5 to 8 unit buildings
  • loans up to $2.5 million on the direct DSCR page
  • properties that don't cover their payment, which the direct page lists as eligible

Its published terms leave out:

  • rates, fees and prepayment options

  • buildings over 8 units
  • a state-by-state list for DSCR loans

Where our review info comes from

  • We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
  • Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
  • We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
  • Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
  • How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
  • How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.

If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
