LendingOne, or "Lending One"
The company writes its name as one word, LendingOne. Its legal name is LendingOne, LLC. Plenty of investors type it as "lending one," and both spellings lead to the same lender at 777 Yamato Road in Boca Raton, Florida. Lenders One is a separate business: a national alliance of mortgage bankers, banks and credit unions that a subsidiary of Altisource Portfolio Solutions managed, per a 2021 press release.
LendingOne says it has lent to real estate investors since 2014. It makes business-purpose loans only: DSCR rental loans, SFR portfolio loans, bridge, fix-and-flip, fix-to-rent and new construction. Its broker page says it has funded more than $6 billion in loans and lends in 46 states. That page shows no date for the $6 billion figure.
LendingOne's institutional page says a global asset management firm backs the company. The page doesn't name the firm. Third-party profiles, including CrowdfundedWealth's review, report that co-founder Bill Green sold his interest to that unnamed manager in 2021. Matthew Neisser is CEO, per the company's leadership page.
The homepage now leads with build-to-rent lending for institutional investors. The institutional page lists recent portfolio loans from $20.9 million to $90.5 million, secured by 72 to 478 properties each. Individual investors still have the rental programs below, which start at $85,000.
Applying to LendingOne directly or through a broker
You can go straight to LendingOne. The "See Your Rate" and "Apply Now" buttons on its site open an online application at start.lendingone.com. The DSCR page also routes you to a loan advisor by contact form or at (888) 987-1276.
LendingOne runs a wholesale channel too. A mortgage broker can carry your file through its broker program and stay on the deal, or send you a link through its referral partner program and hand the loan to LendingOne. The broker page says brokers can charge 3 points on the settlement statement plus up to 1 point of yield spread premium. If a broker brings you a LendingOne loan, ask them to show where their pay appears in your closing costs.
The LendingOne DSCR rental loan
LendingOne qualifies its DSCR loan on the property's rent against the payment. The product page says it asks for no tax returns, W-2s or pay stubs. The loans are business-purpose, they close under an LLC, and you can't live in the property. Published terms as of Oct. 8, 2026:

The page lists no minimum credit score. It doesn't mention buildings with five or more units. For short-term rentals, LendingOne says underwriting may review market rent, past income, occupancy and operating costs, so plan to document your Airbnb or VRBO history.
Read the 0.75 figure alongside LendingOne's own DSCR guide, published Sept. 19, 2025. The guide says the company's "core grid lists 1.10-1.20 minimums by FICO" and that separate programs cover break-even and negative-cash-flow properties. A sub-1.0 ratio exists at LendingOne, and the main grid asks for 1.10 to 1.20 depending on your credit score. Ask your advisor which grid your loan falls under before you order an appraisal.
BRRRR investors get a handoff between programs. The Fix to Rent loan funds up to 95% of cost with nine months of interest-only payments. When you refinance into the DSCR loan, the program page lists 50% off origination fees, up to 0.5% off the interest rate and a free appraisal.

The portfolio page publishes no prepayment terms or release provisions. Release terms control whether you can sell one house without refinancing the rest, so get them in writing before you sign. The 20-property and $3 million caps mark the edge of this program. LendingOne's institutional page shows its larger portfolio loans.
LendingOne rates and costs
LendingOne publishes no interest rates (checked Oct. 8, 2026). The FAQ on its broker page lists fees. Origination is 1 point or $2,000, whichever is greater. Processing and legal fees are $1,395, and an appraisal costs $550. The DSCR page lists a 45-day rate lock at no charge. Fix to Rent borrowers get the refinance discounts listed above. You get a rate through the online application or a loan advisor.
LendingOne reviews: what Trustpilot reviewers report
On Oct. 8, 2026, LendingOne's Trustpilot profile showed 4.6 out of 5 from 503 reviews. The profile covers LendingOne as a whole, so flip and bridge borrowers sit in the same pool as DSCR borrowers.
The positive reviews center on people and pace. Reviewers describe loan staff who respond fast, closings that come together on a short timeline and clear communication about where the loan stands.
The negative reviews center on paperwork. Reviewers describe document requests that arrive disorganized, closings delayed by paperwork that went missing, and slow follow-up when a file stalls.
To limit paperwork delays, ask your advisor for the full conditions list at the start, keep your documents in one shared folder, and ask who covers your file if your contact is out.
LendingOne licensing and enforcement check
LendingOne, LLC lists NMLS ID 1508627 in its site footer. You can search that number on NMLS Consumer Access to see the company's state licenses. The footer says LendingOne is licensed or exempt from licensing in every state except Alaska, Nevada, North Dakota and South Dakota, where it doesn't lend.
A web search on Oct. 8, 2026 found no published state or federal enforcement action against LendingOne, LLC. This page gives no CFPB complaint count because the database wasn't available to us when we checked.
Who LendingOne's rental programs fit
LendingOne's published terms match these borrowers.
