Anchor Loans is a flip and construction lender with a rental side
Anchor Loans, LP is a private lender based in Thousand Oaks, California. It makes business-purpose, first-lien loans to real estate investors, builders and developers. Most of its FAQ covers bridge loans, fix-and-flip loans, ground-up construction and construction draws. DSCR rental financing sits in the product list next to build-to-rent and land banking loans. Few borrowers have posted Anchor Loans reviews on public sites, so this page relies mostly on Anchor's published terms and on public records.
Searching "anchor loans" also turns up Anchor Home Mortgage, Anchor Financial and Anchor Path Lending. Those are separate companies. Anchor's FAQ says it is "not affiliated with Anchor Path Lending, or any other company using a similar name." It asks you to report anyone who contacts you claiming to represent Anchor to reportfraud@anchorloans.com.
Anchor says it started in 1998. Its homepage sorts customers into five groups: renovators, builders, land developers, rental portfolio investors, and brokers. On Nov. 3, 2026, the homepage claimed $23 billion in loans, 37,000+ loans funded, 53,000+ homes constructed and 85% repeat borrowers, with lending in 48 states. A June 29, 2026 press release about Anchor's new headquarters gives other figures: "over $22 billion for more than 38,000 projects across 49 states." Anchor publishes all of these numbers itself, and the two sources don't match.
Getting a rental loan from Anchor, direct or through a broker
Anchor describes itself as a direct private lender, which its FAQ defines as "a non-bank lender that funds real estate loans using its own capital." You start a loan through the "Start a New Loan" intake form on anchorloans.com, which serves new borrowers and brokers, or by calling (888) 719-5299.
Brokers can submit loans through a broker application. Anchor's Brokers & Advisors page lists renovation, construction and commercial loans. It doesn't mention the DSCR program or broker compensation, so a broker should confirm both with Anchor before quoting you an Anchor rental loan.
The Anchor Loans DSCR program
Anchor's Rental Portfolio Investors page lists four programs. Two are short-term bridge loans: one for buying a single completed property, and Rolling Acquisitions for buying newly built homes in phases. The other two are long-term DSCR loans:
- Single Acquisition DSCR: long-term financing for one stabilized rental, underwritten on the rent.
- Portfolio Acquisitions DSCR: permanent financing for several stabilized rentals bought as a portfolio.
Published DSCR terms as of Nov. 3, 2026:
Term | What Anchor publishes |
|---|---|
Minimum DSCR | As low as 1.0 |
Loan amount | $100,000 to $2 million ("targeted" amounts) |
Loan structure | 30-year fixed or interest-only |
Prepayment penalty | 1, 3 or 5 years |
Property types | 1–4 unit homes; long-term, short-term and vacation rentals |
Minimum credit score | 660 |
Max LTV | Not published on the rental page |
States | 48; not Vermont or South Dakota |
A 1.0 minimum means the rent has to cover the full payment. Anchor lists no option below 1.0, no ARM, and no rates, fees or LTV.
The DSCR section says 1 to 4 units. The Single Acquisition DSCR card also carries a "Multifamily Home" tag with no unit count, so ask Anchor directly if your building has five or more units.
Anchor announced the rental program in a Jan. 11, 2022 blog post. That post described DSCR loans to 80% LTV on purchases, refinances and cash-out, FICO scores as low as 620, closings without an appraisal, and "1-4 and 4+ units." The current page sets the credit minimum at 660, so get current terms in writing before you count on any 2022 figure.
What Anchor asks of a rental borrower
The rental page lists four approval items:
- Rent figures for every property and unit you want to finance.
- At least two years of self-managing rental properties, or a signed contract with a rental management company.
- Cash reserves to cover short-term vacancy.
- A credit score of at least 660.
Anchor's FAQ says its minimum FICO "floor ranges from 660 to 720" depending on borrower experience and eligibility tier, with less experienced borrowers possibly needing a higher score. That answer doesn't name a product. It says Anchor has no owner-occupied loan program and lends "to experienced real estate investors." New borrowers get a soft credit inquiry.
Anchor Loans rates, points and funding time
Anchor's FAQ says "standard pricing begins with a 9.00% base rate for qualifying loans," and that rates, points and terms vary with borrower experience, loan product, leverage, loan size and other underwriting factors. That answer names no product, and the rental page shows no rate. Plan on DSCR pricing being quote-only. Anchor doesn't publish points, origination fees or closing costs.
The same FAQ puts expected funding at one to two weeks and says most deals fund in about five business days. Most of that FAQ covers bridge and construction loans, so ask for a DSCR closing timeline when you apply.

Where our review info comes from
- We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
- Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
- We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
- Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
- How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
- How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.
If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
