Velocity Mortgage Capital is the lending brand of Velocity Financial, Inc., a public company based in Westlake Village, California (NYSE: VEL). It makes business-purpose loans on 1–4 unit rentals, apartment buildings, mixed-use buildings and small commercial property. You can't apply with Velocity yourself. Its homepage says, "Wholesale lender. Applications submitted through licensed mortgage brokers. Borrowers: contact your preferred broker to get started."
Applying for a Velocity Mortgage Capital loan through a broker
You need a mortgage broker who works with Velocity. The broker submits your file through Velocity's broker portal. In 2025, Velocity funded 6,336 loans sourced by 1,777 different mortgage brokers, according to its annual report.
Velocity's contact form has a "Borrower" option, and the programs page labels that path "Connect with an investment property mortgage broker." The site offers no borrower application of its own.
The 2025 10-K describes Velocity's channel as "independent mortgage brokers and direct borrower relationships." It doesn't say how a new borrower reaches the direct side. If dealing with the lender yourself matters to you, ask Velocity at (888) 822-3304 before you pick a broker.
The broker also gets paid on your loan. Velocity's programs page advertises "par pricing, rebates available" to brokers. Ask your broker how they are paid and what they add on top of Velocity's pricing.
Velocity Mortgage Capital and Velocity Financial: who you're dealing with
The website footer names the lender as Velocity Commercial Capital, LLC, doing business as Velocity Mortgage Capital, under California Finance Lenders License #603A366. The parent, Velocity Financial, files reports with the SEC. Its 10-K says the company started in 2004.
Measure | Figure | Source |
|---|---|---|
2025 loan production | $2.7 billion, up 48.7% from $1.8 billion in 2024 | 4Q25 results, Mar 11, 2026 |
Loan portfolio, Dec 31, 2025 | $6.5 billion, in 48 states and DC | 2025 10-K |
Average loan balance | about $390K (portfolio); $399K (2Q26 production) | 10-K; 2Q26 results |
Funded since founding | over $11.3 billion | velocitymortgage.com, read Oct 8, 2026 |
The 10-K says "We make loans for business purposes only," so Velocity doesn't finance a home you live in. It also says borrowers personally guaranteed 100% of the loans in its held-for-investment portfolio at year-end 2025. If you borrow through an LLC, expect to sign a personal guarantee.
Velocity's rental loan programs
Velocitymortgage.com lists four programs on its programs page (read Oct 8, 2026).
Program | Published terms | Property types |
|---|---|---|
30 Year Fixed | 30-year fixed, no balloon. Interest-only payments up to 10 years. "Based on property value, not personal income." | 1–4 unit (SFR, condo, 2–4 units), 5+ unit multifamily, mixed-use, commercial (office, retail, warehouse, self-storage, automotive) |
Flex I/O | 24-month interest-only term. No prepayment penalty. Purchase or cash-out refinance. "High leverage options available." | Non-owner-occupied single family, condo, townhome, 2–4 unit |
Fast50 | Low LTV loan for investors "with high equity who seek quick, easy credit qualification." Streamlined underwriting. No ownership seasoning. 30-year fixed. | Same as 30 Year Fixed |
Foreign Investor | Up to 65% LTV. No U.S. credit required. 30-year fixed. | Same as 30 Year Fixed |
The homepage also lists ALF loans for 1–4 unit assisted living properties, plus commercial loans.
Velocity's program copy doesn't name a DSCR minimum. It describes the 30-year loan as based on property value. The site also doesn't publish a minimum credit score, a maximum LTV outside the Foreign Investor loan, loan size limits, prepayment terms on the 30-year loan, short-term rental rules, or excluded states. Get your broker to send Velocity's answer on each one by email before you lock.
The 10-K reports these portfolio figures, none of them a cutoff:
- Velocity says it targets loan-to-value ratios "between 60% and 75%."
- Borrowers in the held-for-investment portfolio had a weighted average credit score at origination of 700, excluding 1.3% of loans with no score.
The 10-K also states a location rule. "We typically do not lend on any property located in a city with a population less than 25,000 and outside a 25-mile radius of a city with a population in excess of 100,000." If your rental sits in a small town far from a metro, raise this with your broker first.
What Velocity loans cost: coupons from its filings
Velocity posts no rates for borrowers. Its resources page says, "Download our product brochure and rate sheet. Contact for the password." The site footer reads, "For mortgage professionals only."
Velocity's earnings releases report average coupons:
- 10.40% average coupon on loans produced over the five quarters ending Dec 31, 2025 (4Q25 release, Mar 11, 2026).
- 9.99% weighted average coupon on 2Q26 held-for-investment production, down from 10.47% in 2Q25 (2Q26 release, Aug 5, 2026).
Those averages mix commercial and residential loans. Your rate comes from your broker's quote.
Velocity Mortgage Capital reviews
Trustpilot showed no reviews for Velocity Mortgage Capital on Oct 8, 2026. A web search that day found no other public review site with a rating and count.
Watch the name in search results. Trustpilot reviews under velocitycg.com belong to Velocity Capital Group, a small-business funding company in Cedarhurst, New York. It is a different company from Velocity Mortgage Capital.
With no public reviews to read, ask your broker how many loans they've closed with Velocity and when the last one funded.
Velocity's complaint and regulatory history
A web search on Oct 8, 2026 found no regulatory enforcement action naming Velocity Commercial Capital. This page does not include CFPB complaint data.
Velocity's 10-K says it makes business-purpose loans only, "which we believe limits our exposure to the regulatory constraints of consumer lending." Ask an attorney which consumer-loan rules apply to yours.
The Toorak Capital acquisition
On Aug 27, 2026, Velocity agreed to buy the operating platform of Toorak Capital LLC, which is majority owned by funds advised by KKR affiliates. The deal includes Merchants Mortgage & Trust Corporation, Toorak's U.S. direct origination business, plus Toorak's U.S. and U.K. lending operations. Velocity expects it to close in the fourth quarter of 2026. We found no closing announcement as of Oct 8, 2026.
Toorak keeps its brands, Tampa headquarters and CEO John Beacham. The release says nothing about changes to Velocity Mortgage Capital's programs or its broker-only application path.
Velocity loans by deal type: rentals, 5+ units, foreign buyers
Each Velocity program matches a specific kind of investor deal:
- Investors with a mix of 1–4 unit, 5+ unit, mixed-use and small commercial property who want one lender.
- Foreign investors without U.S. credit (up to 65% LTV).
Other lenders fit better if you want to apply online directly, see rates before you talk to anyone, finance a home you'll live in, or buy in a town under 25,000 people more than 25 miles from a city of 100,000+.

Where our review info comes from
- We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
- Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
- We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
- Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
- How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
- How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.
If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
ConsumerAdviser is compensated by some of the companies that appear on this site. If you apply, sign up, or purchase through links on this page, we may earn a commission at no additional cost to you. We do not publish scores or ratings of our own; any rating shown is a company's public rating on a named third-party site, with its date. This site does not include every company, product, or offer available in a category. Information is believed to be accurate as of each page's last-updated date and is subject to change.
