RCN Capital, LLC is a private lender to real estate investors, founded in 2010 and based in South Windsor, Connecticut, with offices in Charlotte and Los Angeles. It has no tie to RCN the cable and internet company, which took the Astound Broadband name in January 2022. If a review talks about cable bills or internet service, it is about the cable company.

RCN lends on fix-and-flip projects, new construction, multifamily and 30-year rentals. This RCN Capital review covers the rental loans, which qualify you on the property's rent, and what borrowers report on Trustpilot and BiggerPockets.

How RCN Capital loans reach you

RCN describes itself two ways. Its homepage headline calls it a nationwide wholesale lender, and the About section on the same page says it is "a nationwide, private direct lender." Its April 2025 press release uses "a nationwide wholesale lender of residential investment loans." RCN does not publish what share of its loans comes through brokers.

You can go to RCN yourself. The "Apply Now" page opens a short questionnaire about your deal, and the FAQ tells new clients to call 860.432.5858 or email the company.

If a mortgage broker brings you an RCN loan, the broker can get paid through yield spread, points and fees. RCN's broker page says those fees show up on the commitment letter and on the HUD settlement statement, and that RCN "will never circumvent" a broker to contact the broker's client. Your broker stays your point of contact. Read both documents to see what the broker's share adds to your costs.

RCN also lists a correspondent lending program for other lenders.

RCN's pages don't say whether short-term or mid-term rentals qualify, what reserves it wants, whether foreign nationals can borrow, how long you must own a property before a cash-out refinance, or which prepay schedules it offers inside the five-year window. Ask your loan officer for each one in writing.

Buildings with 5 to 9 units, and larger portfolios

RCN keeps small apartment buildings in a separate 30-year product, Long-Term Multi-Family. It covers 5 to 9 units, runs $150,000 to $1.5 million, and asks for a 700 minimum FICO. You can borrow up to 70% of value to buy or refinance, or 65% with cash out.

For bigger holdings, the same page lists a Rental Portfolio loan run by RCN's Structured Finance Group. It covers $2 million to $75 million and up, on 20 to 100+ units that are at least 90% leased. Terms are 5, 7 or 10 years, non-recourse, with 30-year amortization or interest-only. A 720+ score gets up to 70% of value on a purchase and 65% on a refinance or cash-out. The lowest credit band shown is 680 to 699. RCN accepts scattered-site and multi-state portfolios.

RCN Capital rates and fees

RCN's site shows two different starting rates for the same loan. On Nov. 3, 2026, the loan programs page listed the Long-Term Rental loan "Starting at 6.00%." The FAQ page, read the same day, listed a 5.25% starting rate for that loan and 6.25% for the 5 to 9 unit loan. Both are floor rates. RCN's apply page says final terms depend on loan type, verification and "other risk-based factors," so compare lenders on written quotes.

The FAQ says RCN charges no upfront fees, such as an application fee, during pre-approval and approval. You pay third-party costs such as the appraisal. RCN doesn't publish its origination points for rental loans.

RCN Capital's volume and funding

Scotsman Guide's 2024 Top DSCR Lenders list ranked RCN first by DSCR volume. The list covers 2023 production: $1.02 billion in DSCR loans across 5,363 units, out of $1.39 billion and 6,952 units total. The runner-up, A&D Mortgage, reported $633 million.

In Scotsman's 2025 Top Overall Private Lenders list, which covers 2024 production, RCN ranked third with $1.69 billion across 7,973 units. Term loans made up 72% of that volume and bridge loans 28%.

RCN's April 2025 press release says the company has originated more than $8.2 billion and funded more than 37,000 business-purpose loans since 2010. The same release announced a $28.5 million A-rated corporate note, placed by Brean Capital, to fund new loans. The release names Jeffrey Tesch as founder and CEO.

RCN Capital reviews on Trustpilot and BiggerPockets

The figures below were read from search results on Nov. 3, 2026.

  • Trustpilot (rcncapital.com): 192 to 195 reviews. Regional copies of the page showed two different TrustScores, 1.5 and 3.0, so check the live page before you rely on either. The page notes that RCN hasn't invited customers to leave reviews.
  • BiggerPockets business profile: 4.1 out of 5 from 209 reviews.

Trustpilot excerpts shown in search praise named loan officers. The 1-star excerpts include a borrower who says RCN would not lock a rate in January 2022. A separate Trustpilot page for rcn.com belongs to the cable company, so its reviews are not about this lender.

Licensing, servicing and complaint record

RCN's site footer lists NMLS ID 1045656 and state licenses in Arizona (0932325), California (Finance Lenders Law license 60DBO-46258), Minnesota (MN-MO-1045656) and Oregon (ML-5571). You can look up the NMLS record at nmlsconsumeraccess.org.

The FAQ names Elite Commercial Servicing as the servicer, at (877) 417-1331, with separate contacts for payoffs, billing and modifications.

Our web searches on Nov. 3, 2026, found no public enforcement action, consent order or regulator settlement naming RCN Capital, LLC. We did not check the CFPB complaint database for this review.

Which rental deals fit RCN's published terms

RCN's terms cover:

  • a non-owner-occupied 1-4 unit home, condo, townhome or PUD worth at least $115,000
  • a loan from $70,000 to $1.5 million, with rent at least equal to the payment (1.00 DSCR)
  • a borrower with a 700+ score who wants full leverage, or a 660+ score who can bring more cash
  • a 5 to 9 unit building at a 700+ score
  • a borrower closing in an LLC or other entity
  • a borrower working through a mortgage broker

RCN doesn't lend in Alaska, Nevada, Utah, North Dakota, South Dakota or Vermont. It doesn't publish terms for short-term rentals, and its rental program stops below a 660 score.

Where our review info comes from

  • We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
  • Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
  • We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
  • Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
  • How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
  • How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.

If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
