Center Street Lending (CSL, at centerstreetlending.com) is a private lender to residential real estate investors. SEC filings by Center Street Lending entities list Irvine, California addresses. Its homepage says a former president of a public home builder founded it in 2010. Its about page lists Stephen Couig as founder and CEO. CSL's loan menu and loan overview page list three short-term programs: fix-and-flip, new construction and bridge.

CSL also runs a 30-year DSCR rental loan. On Nov. 3, 2026, that product had its own page at centerstreetlending.com/loans/dscr, but it didn't appear in the site's loan menu or on the loan overview page. Below are that loan's published terms, Center Street Lending reviews from other sites, and the license record of fund entities that carry its name.

Center Street Lending's DSCR loan requires flip experience

The program criteria on the DSCR page list "previous fix-and-flip experience" as a requirement. A first rental bought with no flip history doesn't meet CSL's published criteria.

CSL's about page says it has provided more than $8 billion in loans and funded more than 10,000 projects, with no date on either figure. Its other programs serve rehabbers and builders. The DSCR page doesn't say whether a CSL flip loan gets a pricing or process break when it refinances into the rental loan. Ask your loan officer before you start the flip.

Center Street Lending DSCR loan terms

CSL qualifies the loan on the property's rental income instead of your personal income, per the DSCR page. The page published these terms on Nov. 3, 2026:

Term

What CSL publishes

Loan term

30 years

Loan amount

$75,000 to $5,000,000

Max LTV / LTC

Up to 80%

Minimum FICO

640, background check included

Documents

Two most recent months of bank statements

Experience

Previous fix-and-flip experience required

Property types

Single-family, 2–10 units, townhomes, condos, PUDs

CSL doesn't publish these DSCR terms:

  • a minimum DSCR ratio
  • fixed vs. ARM structures, or interest-only
  • prepayment penalty terms
  • cash-out limits or seasoning
  • whether short-term rentals qualify
  • whether you must close in an LLC

The DSCR page also says you can get pre-approved "for a fix-and-flip real estate loan within 24 hours." That line names the flip product, so don't read it as a DSCR timeline. The page does say a loan origination manager contacts you within 24 hours of an application.

What a Center Street rental loan costs

The DSCR page lists no interest rate and no fee amounts. It says "no hidden fees" and nothing more specific. CSL's homepage showed a "starting at 9.49%" rate with an asterisk on Nov. 3, 2026. The page doesn't tie that number to the rental loan, and we couldn't see the footnote. Treat the DSCR loan as quote-only and ask for origination points, lender fees and the prepay schedule in writing.

Where Center Street lends

CSL's where-we-lend page says "Lending in 42 states." The same page's state menu lists all 50, and it says CSL can "lend in any state with a case-by-case scenario." The site doesn't publish a separate state list for the DSCR loan. Call (949) 244-1090 with your property's state before you pay for an appraisal.

Applying direct or through a broker

You apply with CSL itself. The DSCR page sends you to an online application at centerstreetlending.com/apply-now or to a loan expert by phone.

CSL runs a broker program too. Brokers can apply to partner and submit client scenarios. On Nov. 3, 2026, that page listed fix-and-flip, ground-up construction and bridge terms and said nothing about the DSCR loan. If your broker wants to place a CSL rental loan, have them confirm CSL accepts it through the broker channel.

The two Trustpilot reports don't match. Check Trustpilot yourself before you weigh either number.

Search summaries of the BiggerPockets profile describe praise for approval speed and responsive staff. CrowdfundedWealth says the low Trustpilot reviews center on slow construction draws handled through Land Gorilla, a third-party draw platform. Those comments concern construction loans.

Center Street Lending's California license record

CSL's site footer lists NMLS 905781, California Financing Law license 60DBO-57755 and California DRE license 01883377, plus licenses in Arizona, Oregon and Florida.

California's financial regulator (DFPI, formerly the Department of Business Oversight) has acted against two fund entities that carry the Center Street Lending name. Both cases came from missed annual reports. Neither order names the operating company, Center Street Lending, or its main license.

  • Center Street Lending Fund IV SPE, LLC. The state summarily revoked its license on April 3, 2020, after it missed the March 15 annual report deadline and a March 30 follow-up deadline. Fund IV filed the report on April 16, 23 business days late. A May 18, 2020 consent order undid the revocation, and Fund IV agreed to pay a $3,500 penalty.
  • Center Street Lending V SPE, LLC. The state summarily revoked its license on April 19, 2022, after it didn't file its annual report following a March 18, 2022 notice. DFPI's page lists no later action.

Which investors CSL's rental terms match

  • A flipper with a record of completed projects who wants 30-year debt on a property they plan to keep.
  • An investor buying or refinancing a 2 to 10 unit building, condo, townhome or PUD between $75,000 and $5 million.
  • A borrower with a 640 or higher score and two months of bank statements ready.

CSL's published terms don't cover a first-time investor with no flip history. They also say nothing on Airbnb or VRBO properties, buildings over 10 units, or interest-only payments. If you need any of those, get the answer from CSL in writing or compare other DSCR lenders.

Where our review info comes from

  • We don't rate or score companies. There is no ConsumerAdviser score, star rating, or ranking formula.
  • Ratings shown are public reviews. When we show a rating, it is the company's rating on the named third-party site (for example Google, Trustpilot, or the Better Business Bureau), with the number of reviews and the date we checked. Each one links to the source so you can see it for yourself.
  • We never combine sources. Each site's rating is shown separately, exactly as that site displayed it. Ratings change over time, so the current figure on the source may differ.
  • Facts come from public records. Product details, fees, eligibility, and licensing come from each company's own published materials and public records, and show the date we last verified them.
  • How often we update. We recheck ratings, review counts, and company facts each time we update a page. Every rating shows the date we checked it, and every page shows the date it was last verified.
  • How lists are ordered. Each list says how it is ordered — alphabetically unless noted otherwise.

If a company has no public review data on file, we leave that space empty rather than estimate. Always confirm current details with the provider before you decide.
