How we score
We score every lender on five pillars — value, quality, trust, customer experience, and fit — using the mortgage-vertical weights.
- Value
- What you pay versus what you get.
- Quality
- How good the product, service, or offer itself is.
- Trust & reputation
- Track record, third-party ratings, complaint history, and licensing / regulatory standing.
- Customer experience
- Support, claims handling, onboarding, and overall ease of doing business.
- Fit & eligibility
- Who qualifies, availability, and geographic coverage.
Scores reflect our independent research as of the date shown on each provider. Compensation never changes a provider's score.
Ready to compare DSCR rates?
See Top Lender RatesWhat is a DSCR loan?
A DSCR (debt-service coverage ratio) loan qualifies you on the rental income of the property instead of your personal income. Lenders divide the property’s monthly rent by its monthly debt payment — a ratio of 1.20 means the rent covers the payment with 20% to spare. No tax returns or W-2s are required, which is why investors with complex finances use them. (Demo copy.)
How DSCR loan rates are set
Rates are driven by the coverage ratio itself, your credit score, the loan-to-value, and whether the property is a long-term or short-term rental. A stronger ratio and lower LTV move you down the rate sheet. Expect DSCR rates to run roughly one to two points above conventional owner-occupied mortgages. (Demo copy.)
How to qualify
Most lenders want a minimum 620–660 credit score, a 20–25% down payment, and a coverage ratio at or above 1.0× — the best pricing usually starts around 1.25×. Reserves of three to six months of payments are common asks. Every lender on this page publishes its own floor; check the card details above. (Demo copy.)

Frequently asked questions
What credit score do I need for a DSCR loan?
Most DSCR lenders look for a minimum credit score around 620 to 680, though requirements vary by lender and loan size.
Do DSCR loans require income verification?
No. DSCR loans qualify you on the property's rental income versus its debt payments, not your personal income or tax returns.
How much down payment do I need for a DSCR loan?
Most DSCR lenders ask for 20–25% down on a purchase. A larger down payment improves your coverage ratio and usually earns a better rate. (Demo answer.)
Can I use a DSCR loan for a short-term rental?
Many DSCR lenders will count short-term-rental income, typically using a 12-month average or a market-rent analysis. Policies differ by lender — the cards above note how each one treats STR income. (Demo answer.)
What DSCR ratio do lenders look for?
A ratio of 1.0× (rent equals the payment) is the common floor, and pricing improves around 1.25×. Some lenders will go below 1.0× at a higher rate and lower LTV. (Demo answer.)
Are DSCR loan rates higher than conventional mortgage rates?
Generally yes — expect roughly one to two points above owner-occupied conventional rates, since the loan is underwritten to the property’s income rather than yours. (Demo answer.)
